Research and Study The study was conceived in 2011 when the Town of Butner, Kerr Tar Regional Transportation Planning Organization, and Granville County Planning Department and the were working on a solution to traffic congestion at Exit 191. The working group realized that a meaningful, long term solution to traffic congestion in the area would require a comprehensive look at existing and potential future land use access in the area. In particular, the group was concerned that without careful planning, access to a large, largely undeveloped area of the Town running along I-85 between exits 189 and 191 may be compromised and the potential to realize signature development that could dramatically improve the economic health of the community might be lost. The Small Area Plan study area consists of the approximately 480 acres on the west side of Interstate 85 from Hwy. 56 to Gate Two Road. The Plan is intended to guide future development in a way that dramatically improves the economic health while considering the current and future needs of the Town.
Study Goals and Objectives The goal of the project is to formulate a vision for a future that results in the realization of the site's maximum development potential. The objective is to make development of the area less cumbersome by providing qualified private developers with the resources to help the town realize its vision for the area.
